In terms of meeting both social and environmental responsibilities, the renovations and energy efficiency works on the buildings of the Brovedani Foundation in Gradisca d’Isonzo (GO) represent one of the finest opportunities. Once a boarding school for orphaned children, the structure managed by the foundation is now an assisted living facility, offering dignity and solidarity to frail and elderly people.
The project was aimed at increasing the energy class of the property, upgrading and modernising a place of great social and humanitarian importance for the area.


Constructed in the early 80s, the property extends over an area of 10,000m2, divided into three buildings and has a strong predominance of glass ceilings and steel supports. Due to its size, and dated construction materials and techniques, the facility was unfortunately extremely energy inefficient.


The Foundation commissioned Bestmind to provide the following services: Project Management and Project Design Management, stakeholder coordination, procurement management, monitoring of project progress in terms of time and costs, risk management, quality management and control, contractual management and administration, management of communication flows and project documentation, and guidance on the planning and execution of works.


The energy requalification project for the Brovedani Foundation complex embodies the best expression of the environmental and ethical principles that can be included in a real estate project. Compliance with ESG criteria is essential for Bestmind, and this project enabled a robust realisation of the principles contained within.

To ensure performance as required by current legislation, the following was done:

• replacing all the glass surfaces in the building with highly energy efficient frames

• replacing the glass enclosures of the pedestrian walkways with an advanced aluminium and glass system and the addition of semi-transparent panels to prevent the elements from overheating in summer

• cladding of all exposed concrete walls to increase the energy performance of all vertical and horizontal elements of the building

• replacing the heating and cooling system with a hybrid heat pump system
