Torre Tintoretto (Tintoretto Tower) is the demolition and redevelopment project of the area of the former Torre Tintoretto, designed in the 70s by architect Edoardo Benevolo within the San Polo district of Brescia.

In order to ameliorate and resolve the critical issues and degradation present within the district, the Municipality of Brescia has included the areas in question amongst the special projects attached to the current PGT (Lombardy regional government instrument for urban planning), providing targeted projects for urban regeneration.

Redo SGR S.p.A., as the management company of the multi-sectoral, ethical, closed-end real estate investment fund “Fondo Immobiliare di Lombardia – Comparto Uno” (Lombardy real estate fund – Sector 1) which owns the “Torre Tintoretto” real estate complex, has undertaken to carry out the redevelopment project as envisaged in the tender notice. This was approved with decree no. 76 on 17 September 2019 by ALER of Brescia-Cremona-Mantova.

The project involves the development of ~21,400m2 of GFA divided into 19,260m2 of social housing, 1,070m2 of public services and a minimum of 1,070 m2 of commercial spaces. The agreement, signed by Mpartner S.r.l., involves the construction of six buildings for a total of 270 residential apartments and the redevelopment of approximately 4,000m2 of public spaces by 31/03/2026.

Bestmind assisted Progetto CMR in Project Management activities, providing a detailed analysis of the terms of the Final Agreement between the Municipality of Brescia and Redo SGR S.p.A.. Bestmind was also tasked with a verification of the requirements and characteristics of the project in the definitive and executive phases, as required in the agreement, as well as ensuring compliance with the defined timeframes.
